    1.   Request authorization for the approval of the Minutes of the May 16, 2024, Board Meeting.

    LICENSE AGREEMENT/LEASE/MEMORANDUM OF AGREEMENT/EASEMENT

    2.   Request authorization to enter into a Lease Agreement with the International Organization of Masters, Mates and Pilots for approximately 1,200 square feet of space located at 12 Channel Street, Suite #505 in the Raymond L. Flynn Marine Park, for a total lease amount of $222,000, and a term of 10 years and 6 months, commencing July 1, 2024, and expiring on December 31, 2034, with one 5-year option to renew the lease.

    3.   Request authorization to extend the License Agreement with the Massachusetts Port Authority for the continued use of approximately 33,417 square feet of land within Parcel C-2B, located in the Raymond L. Flynn Marine Park, for an annual license fee of $100,000, escalating by 3% annually, and for a term of 10 years, commencing December 1, 2024, and expiring November 30, 2034, with two 5-year options to renew the agreement.

    4.   Request authorization to extend the Tentative Designation Status with the Joint Venture between Lincoln Property Company and QuakerLane Capital for the long-term lease and redevelopment of Parcel U, located at 7 Channel Street in the Raymond L. Flynn Marine Park, for 6 months ending December 31, 2024.

    5.   Request authorization to extend the Tentative Designation Status with Eastern Salt Company, Inc., for the long-term lease and redevelopment of Parcel M within the Raymond. L. Flynn Marine Park, for 3 months ending September 30, 2024.

    6.   Request authorization to execute a contract with Reliable Roofing & Sheet Metal, LLC for roof restoration of the 12 Channel Street building in the Raymond L. Flynn Marine Park, in an amount not to exceed $1,388,000; and to further execute any change orders that may be required to complete the work as necessary, in an amount not to exceed 10% of the initial contract amount, or a total of $1,526,800.

    7.   Request authorization to execute a contract with Rapid Flow Inc. for lining of the roof drains of the 12 Channel Street building in the Raymond L. Flynn Marine Park, in an amount not to exceed $227,325; and to further execute any change orders that may be required to complete the work as necessary, in an amount not to exceed 10% of the initial contract amount, or a total of $250,057.50.

    8.   Request authorization to execute a contract with HDR Engineering, Inc. for Realignment of Fid Kennedy Avenue Phase Two through Parcel V1 at the Raymond L. Flynn Marine Park, in an amount not to exceed $761,973.23.

    9.   Request authorization to execute a contract with Carahsoft Technology Corp. for the purchase of Zoom software, in an amount not to exceed $91,441.30.
