Project Goals

Talbot Commons Phase II includes the new construction of 42 units of affordable multifamily rental housing on two transit-oriented development sites located in South Dorchester with associated off-street parking and shared parking spaces. The sites are located at 151 Spencer Street and 25 New England Avenue.

The redevelopment of 151 Spencer Street involves the demolition of the existing blighted structures and the new construction of a four-story building that will create 19 units of one, two and three bedroom units for households with income up to 80% of the area median income (AMI).

The redevelopment of 25 New England Avenue involves the demolition of existing blighted structures and the new construction of a four-story building that will create 23 one, two and three bedroom units for households with income up to 80% of the AMI. Overall, the project will create 11 units affordable to households earning up to 30% AMI, five units affordable to households earning up to 50% AMI, 18 units affordable to households earning up to 60% AMI, and 8 units affordable to households earning up to 80% AMI.
