Change of Licensed Builder

Property owners must immediately notify ISD of the change to ensure that a properly licensed professional remains responsible for the work at all times.

A Change of Licensed Builder is an official form notifying the Inspectional Services Department that the licensed contractor responsible for a permitted project has changed. This requirement ensures that when the original contractor leaves a project, a qualified and properly licensed professional is designated to take over responsibility and maintain accountability for the work.

Requirements

Mutual Acknowledgment The incoming licensed builder must sign the Change of Licensed Builder form to confirm the transfer of responsibility.
Written Authorization The change must be approved by the property owner or their authorized representative or designee.
New Contract A signed contract between the property owner and the new licensed builder is required.
Active Supervision Massachusetts law requires a licensed builder to be actively in charge at all times.

All work must stop if the original license holder departs and a replacement has not been approved.
