Project Goals

2147-2149 and 2159-2163 Washington Street includes 2 parcels and totals 19,884 sq. ft in the Nubian Square section of Roxbury. These parcels, and 3 other sites -- 40-50 Warren Street, 75-81 Dudley Street, and 135 Dudley Street -- have been made available for development as part of PLAN: Dudley. After an extensive public planning process, a development Request for Proposals (RFP) was issued in July 2018, outlining a primary use of a combination of retail, cultural and/or entertainment uses at the base of the building, and upper levels of residential uses. A joint venture between DREAM Development and New Atlantic Development was tentatively designated as the developer of this site in the summer of 2019. The team's proposal includes a mix of rental residential units, all of which will be affordable at a range of incomes, and a mix of income-restricted and market-rate homeownership residential units. The building will also include studio space for artists, a publicly accessible courtyard, and a new street-front cafe for Haley House, which is playing an active role in the design and development of the project.

UPDATE: On April 13, developer teams presented their proposals for this parcel and heard questions and comments from residents. You can see the full video of those presentations here: New Atlantic Development and DREAM CollaborativeNew Urban Collaborative ---------- The PLAN: Dudley Square Project Review Committee (PDPRC), Department of Neighborhood Development (DND), and Boston Planning & Development Agency (BPDA) convened two community meetings to view developer proposals in response to the recent Request for Proposals (RFP) for city vacant land in Dudley Square. At these two Saturday meetings, applicants presented their proposals and there was an opportunity to ask questions and comment. On February 23, 2019, proposals for 135 Dudley Street and 7581 Dudley Street were reviewed.On April 13, 2019, proposals for 2147 Washington Street and 4050 Warren Street were reviewed. UPDATE: On June 3, 2019, the Project Review Committee concluded its 5-month evaluation of all PLAN: Dudley Square proposals and presented developer recommendations to the Roxbury Strategic Master Plan Oversight Committee. The Oversight Committee heard questions and comments from the community and voted to accept all four of the PRC's recommendations. The recommended developers are: Cruz Development Corporation as the developer for 135 Dudley Street;New Atlantic Development and DREAM Development as the developer team for 2147 Washington Street;New Urban Collaborative as the developer for 40-50 Warren Street;Madison Park Development Corporation as the developer for 75-81 Dudley Street.
