Project Goals

135 Dudley, 2406 & 2430 Washington Street (AKA former B-2 Site) totals 125,215 sq. ft in the Nubian Square section of Roxbury. The parcels involve the old Dudley Police Station and Modern Electroplating sites. These parcels, and 3 others -- 40-50 Warren Street, 2147 Washington Street, and 75-81 Dudley Street -- have been made available for development as part of PLAN: Nubian Square. After an extensive public planning process, a development Request for Proposals (RFP) was issued in July 2018, outlining a primary use of retail, cultural and/or entertainment uses and office at the base of the building, and a mix of housing and commercial uses on the upper floors. Cruz Development was tentatively designated as the developer of this site in the summer of 2019. The proposal from Cruz Development includes over 50 rental residential units, all of which will be affordable, and approximately 100 homeownership residential units tailored to a range of incomes. The development will also include significant open space and commercial space, for office, retail, and restaurants.

UPDATE: On February 23, developer teams presented their proposals for this parcel and heard questions and comments from residents. At the two Saturday meetings, applicants presented their proposals and attendees had an opportunity to ask questions and comment. On February 23, 2019, proposals for 135 Dudley Street and 7581 Dudley Street were reviewed.On March 2, 2019, proposals for 2147 Washington Street and 4050 Warren Street will be reviewed. UPDATE: On June 3, 2019, the Project Review Committee concluded its 5-month evaluation of all PLAN: Dudley Square proposals and presented developer recommendations to the Roxbury Strategic Master Plan Oversight Committee. The Oversight Committee heard questions and comments from the community and voted to accept all four of the PRC's recommendations. The recommended developers are: Cruz Development Corporation as the developer for 135 Dudley Street;New Atlantic Development and DREAM Development as the developer team for 2147 Washington Street;New Urban Collaborative as the developer for 40-50 Warren Street;Madison Park Development Corporation as the developer for 75-81 Dudley Street.
